Manufactured Home = steel undercarriage.
Modular = center wall throughout home for most models.

Manufactured homes are a bitch to finance. Thats probably the largest difference. I saw all sorts of setups, but it boils down to subprime or FHA for a manufactured.

For like the last 6 months....It just got done hitting it's peak. You can't buy a piece of fucking land for less than 170 thousand, little 2 bedroom 1 bath's go for 300+.

That's the problem. Trying to find an affordable, buildable lot in California is very difficult.

Especially with all of the recent technology being put into these new houses they're building, completely lazy-friendly useless shit, taking house prices to double their need.

I forget the name, but have you guys seen the 20/20 on the new types of houses being built, they're like 1/2 the size of a normal house, but everything is strategically placed / built into the walls and such, uniquely formatted so that things may be taken out if needed, put back in when not, and depreciating the value of the house down to an affordable 150 thousand dollars? They looked really amazing on t.v. and the payments are far less than normal ones. Ofcourse, yo udo have to deal with smaller hallways, etc, but it is very doable the way they present it, with everything placed a certain way.

Anybody who buys a regular stick-built house now is a fool. Prices are going to drop 20% over the next year.

Fire Code is a problem with homes where hallways/doorways are reduced.

I know i'm just giving an example of what might be reduced. The houses are within all regulation, i'll look for an example of one of the houses.

I can't understand for the life of me why people even bother to live in locations like that. Because it's sunny? For $300,000k here will get you a 4bed/2bath/3car on 40 acres of nice woods.

Because this is where the high tech jobs are, and even with telecommuting it's not always possible to work in silicon valley and live in the sticks.

Because the climate in CA is incredibly nice: at least up here we never get below 40 in winter, and if we get above 90 in summer it's because it's a hot-as-hell heat wave. In the summer our humidity hovers around 40% as well, so we never ever experience 90 degrees with 90% humidity. The other thing about CA is there's literally any type of terrain within 3 hours: mountains, desert, ocean beach, rivers, virgin forest in someplace like Shasta or Yosemite, etc. etc. etc. That's actually why Hollywood is where it is, because they could set movies in just about any kind of climate/terrain and not have to travel more then 3 hours to find it.

Because a house on 40 acres is going to be in the middle of nowhere, and I like having the option of multiple ethnic restaurants in easy access. Within 10 minutes I can go to chinese, vietnamese, korean, japanese, etheopian, hawaiian, mexican, cuban, peruvian, german, french, italian or multiple types of "american". Because here in the major urban areas we get actual bands coming through on concert tours, so we get to see good live music.

Because you don't get grocery stores like Trader Joes or Whole Foods or Draegers in BFE.


All that said, I can definitely see the appeal for having a place in the middle of nowhere. It's just ideally for me such a place would be a vacation/weekend cabin or something, not where I lived every day.

That's a good deal. $60k down, 30-year term, 6.5% interest = about $1500/mo. Not bad at all for that kind of acreage.
