you're right about the cousin thing. I mean unless you're really close to them, which I am not.

My father went through something like this. He bought his parents two houses, and he paid for all of the utilities/taxes on the properties for years. When his parents died he ended up selling the properties to split the cash with his sister and brother. He wanted to keep at least the cabin on he lake, but that wasn't possible unless he was able to buy out his brother (his sister was cool about it).

He didn't have to give them anything, but he's such a nice guy that he did it anyways. I wouldn't have!

Mo you want a better settlement? that easy to do. Dillhole put in a duck lodge on his land. Fine. Let him have it. On your land find your self a nice size pig farmer. Drop it in there and watch the smell waft over to the duckers.

This does two things. one it increase the revenu obtained from your land and 2 decreases the prperty value of his. At this point or right before places Farmer frank the Pig farmer in there you can stipulate the price you want for the land and he can do nothing but watch the smell of pig shit and the ruining of his area for ducks.

If your land is prime farm land then so be it. As for your part of the land if you are entitled to the rent on this land then you can actually sue your idiot money grubbing cousin and screw him to a finley sanded wall. You are entitled to any and all proceeds from the land that is yours due to settlement.

If the money if not forthcoming(ask the guy on it right now) and it is funneling to the cousin then that is a whole nother can of legal worms this guy is worried about. If you have been letting the cousin control this part of the land then you need to put a stop to it mo and have a resident caretaker do it.

YEah kahar, laura said kinda the same thing, she wants to tell him we are gonna build horse stables on the land lol.

See, the problem is Im close with this side of the family, so this is all a little painful. And since I dont have all the facts yet, I cant be sure what hes doing is actually evil. It may just be incompetent. But one way or the other, its all coming to a head in the next couple of months.

My dad brought up a good point. Said building that duck club might have actually been illegal. Even though he has authority to make decisions about the land, he cant just funnel profits into something that makes no money and doesnt benefit the stockholders. Its exactly the kind of shit that got Enron in trouble.

just cause you are close does not mean you should be bent over a saw horse and fucked without lube or a reach around.

Rule one...take care of yourself and your own personal resposibilites... That land is rightfully yours and your resposibility is to that land and your heritage. Tell your cousin to fuck off and do what you need to do to make sure that heritage is not stripped away by some chuzzlewit that thinks of you as nothing more than a fucking hick with no idea what end of a shovel to stick in the manure.

Mo, the best defense is a good offense and you need to set him straight on what is rightfully yours and what is rightfully his. You dont and it could get very fucking sticky. If he is funneling money from your land for his fuck a duck project then you need to tell him you wanna look at his books.(uncooked preferably). The fact is and I'm no lawyer but if that land and yours are tied together is some wierd ass way you could be just as guilty as he is when the defication hits the flabellum legally.

lol so many sweet, colorful words in that post dude

chuzzlewit

Yeah, thats the track Im on now. I hate to run to daddy, but he doesnt take shit from anybody and knows how to make sense of books and companies, and has no familial emotional attachment to them, so everything is now being funnelled to him. He's the smartest guy I know, and Im not saying that cause hes my dad. Adding him to the equation is like adding a howitzer to the fight. I feel a lot better with him on the case.
