I've been looking for a week now, trying to find an office or a storefront to rent, and everything i find ether cost arm and a leg, or in a basement or fucking huge.

All I need is 500s.f. and not more than $16 per s.f.

If it's just an office you're looking for, look into executive office suites.

retail, but i don't need a real storefront, cause it's not based on walkins

also i need a notebook that can show alot of image slideshows, and run my customer database/accounting. any sugjestions?

You say you aren't going to rely on walkins so do you really need the expense of an actual store or can you get by with a home office? If you're going to be using a laptop for presentations anyway, you possibly (depending on your business) could even do in home presentations.

Moving into a 'real' store space before they really need to is a mistake many new businesses make, which is why I asked. :)

Sounds like you are going to have to expand the area you are looking in. It's going to boil down to picking a less than ideal location that's cheaper or paying thru the nose for a place that's where you want to be.

Yeah, it's not the opertunistic leaches, otherwise called "landlords," would ever ever offer a lease that's that doesn't charge 50 times what the value of location / properity is worth... ohh but "everyone else does it!"

I wouldn't mind opertunistic leaches if they could agree to give me location at move in price of like $10 per s.f. and raise it to 20 that they want for places i like over next few years. I will be able to afford it once i get on my feet in this business. But no they want it from day one. WTF place is empty, rent it for half and make some money and make all money later

Let's blame the high rent on the Indians! yeah, that sounds like a good idea... Those damned indians! They come over here from India in droves and drive up the cost of rent! ARGH! :ugh:

Landlords have the price they paid for the building plus any expensives they incur in repairs and upgrades in addition to making payments while the building is empty. Then they need to make at least some profit or the whole business is not worth the time and energy.
