It also helps I am a homebuilder by profession, the heating and a/c was done at cost which saved around $15k. The house was appraised last week at $320k, too bad the market is soft here atm it would have hit $340-$350 range

Crielle saw it in process, framing was done. nothing overly special, the next house which is almost 5500 sq ft will be around $489k
